It’s sad to say, but many vendors that work with HOA’s have a “Bill & Replace” policy versus a maintain policy. What does this mean exactly? We’ve found many vendors will simply replace items when they fail rather than performing scheduled maintenance and inspections. This happens because these replacement items are typically low cost proportionately speaking and are missed by the untrained eye. Multiply those costs over a span of a year and all of a sudden you could be a few thousand over budget on things like irrigation or landscaping.
